Deal 1: Subject-To 4/3 Square Foot home at 255 Cassady Lane in Crestview FL. Acquired sub-to: $248 0377k cash seller and closing costs $1632/month. Exit: Lease with Option to Purchase.$30,000 Non-Refundable Deposit. Tenant Buyer only had $20,000 at time, so I ALMOST LEFT $10,000 on the table. However, Thanks to Steve, I got 20k cash (10k cash and 10k Certified Check) at lease signing, plus a Promissory Note of 5k due at 30 and 90 days + rent!
$2500/month rent. $800 monthly cash-flow Option Price: $300k ($50,000+ backend)

Deal 2: 3-year renewable Lease Option on Beach property! No Money down. First 2 months rent reduced to $50! Then $2500/month. This property was at 1190 Thompson Rd in Santa Rosa Beach, FL. Exit Strategy: Short-term/Vacation Rental property in Santa Rosa Beach! Market comps $3,000-$5,000/WEEK!!
Bonus: Seller agreed to pay for Landscaping improvements!

Deal 3: Cashed out previous Rental at Full Retail. $195,000 PROFIT.
