There's something I’d like for you to do before coming. You should have received an email about generating leads to bring to class so we can process them and call sellers for you. If you did not get that message, please look back in your email because the more leads you bring, the better chance you have of getting a deal while you’re here.
However, there are "terms" deals and there are "all-cash" deals. I’d like to see you bring leads on properties that need rehabbed so we can analyze them in class, and I’ll show you exactly what I do on my cell phone every day to make offers to Realtors, and you can easily do the same.
Between now and then, I’d love for you to contact a Realtor to help you pull some houses out of the MLS system and bring them to class. You don’t need to do anything except get the leads and we’ll do the rest.
The best way to find a Realtor to do this for you is to ride around in low-income areas and look for Realtor signs on properties that obviously need to be rehabbed. This is assuming you are not a Realtor yourself. If you are, you know what to do. Get in the MLS and search for properties in the low-end areas of your city. One easy way to do this is to look up what the average dollar per square foot sales price is on houses in that area that were sold in good condition, which means they were the top selling houses. Let’s say they averaged $150 per square foot.
You set the criteria to show you everything that’s listed at $100 per square foot or less. That means they are in poor condition, which are your target properties.
Print out the listing sheet that shows the picture of the property and the details on it and bring it to class. If you are a Realtor and feel good about finding the ARV (after-repaired value), it would be good if you did that before class. If not, we will do it when you get here, but it’s in your best interest to do it on your own and see how it compares to our ARV. I’ll be demonstrating this on day two. You can’t bring too many of these.
If you’re not a Realtor, the same instructions apply to tell your Realtor what to look for. I’ll need the same printouts showing the asking price, photo, and details on the house. We can look up photos online to determine a repair estimate to get to an offer, which is also part of your training. Make sure your Realtor knows that any offers we make will certainly go through them so their contact information must be on your printouts.
In class, I’ll show you how to set up an automatic daily feed of listed junkers in your area that will come to you with everything you need to make an offer. You’ll be making all-cash offers on these junkers after I teach you how to do it correctly, but don’t worry about where the cash is coming from. The objective is to wholesale these houses, which means assigning the contract and never taking title to them with absolutely no risk.
You’ll see a few we have recently done with the total cash outlay of $10 each, no credit, no loans, no repairs, no contractors, no costly delays, and no other costly entanglements that are normally associated with real estate. Five of these simple deals netted me $147,000 over two months.
It's best to gather leads as close to the date the boot camp starts as you can, because they won’t stay on the market long if they truly are a deal, however, don’t wait until the last minute to start. Find a Realtor now and get some leads, then you can check to see if they’re still on the market before you leave home.
The better deals by far will come from FSBOs (for sale by owner), but it costs you nothing to make offers through Realtors and there is no marketing, so you’ll learn how to do both. You’ll also learn how to find them, estimate repairs, make offers, and liquidate them within a few days.

I strongly suggest if you have a spouse to bring them to class with you if possible. There’s no charge to bring a guest. If you have someone working with you in your business, it would be wise to bring them as well, but all guests must be registered. You’re about to receive so much information over a four-day period, it’s not likely you will be able to go home and transmit everything you learned. I won’t go to an event by myself. I take anyone who would be involved in delegating work to. If that doesn’t apply to you, so be it, but be forewarned, it will be like drinking out of a fire hose.
Don’t forget to bring the leads that your VA has called and filled out a property information sheet on. We’ll call them as well, and you’ll see a couple of our mentors calling them on the first evening in class. If you don’t have a VA, now is the time to get one. They are trained in helping you source leads and will be invaluable to you once you're trained.
It only takes one deal to pay for your entire education many times over. We’ll do everything we can to get you one in class if you bring leads.
